Property tax is the dominant variable
Illinois carries some of the highest effective commercial property tax rates in the country, and for self-storage — a use with substantial land and building area relative to revenue — that expense frequently exceeds every other operating line combined. Any valuation that has not been built up from the actual tax bill and its likely trajectory is guesswork.
Cook County reassesses on a rolling triennial cycle by township, so where a facility sits in that cycle determines whether its current bill reflects current value or is about to move. A facility assessed early in the cycle and sold late can hand its buyer a reassessment they did not model, and the collar counties operate on their own schedules and practices.
Assessment appeals cut both ways
Illinois has an established assessment-appeal culture, and many well-run facilities carry a bill that has been actively contested down. That is genuine value, but it is also fragile: appeals succeed against a specific assessment, and a sale that establishes a new market value can reset the argument.

Chicago supply and population
The Chicago metro added meaningful new storage supply into a population that has been flat to declining, which is a materially different demand picture from the Sun Belt markets where most storage development narrative comes from. Some submarkets absorbed it; others are holding occupancy on rate concessions.
Downstate — Rockford, Peoria, Springfield, the Metro East — is thinner, older, and much less developed, and often more interesting for that reason.
Closing mechanics
Illinois charges a state and county real estate transfer tax, and many municipalities including Chicago add their own, sometimes with the burden allocated differently than elsewhere. Worth confirming locally rather than assuming the state figure is the whole story.
